Proactive and Reactive Maintenance
MCS prides itself on being a proactive firm of managing agents.
All Property Managers normally visit each development on a regular basis. During such inspection all areas of your development will be looked at to ensure regular maintenance in respect of cleaning and gardening is being carried out to specification and to check for ad hock repairs.
Every such development inspection is entered onto to our database and a report with findings and any actions taken is sent to all Directors via email thereafter.
Regular development inspections also give the Property Managers a hands on approach to fully understand and know the developments under their administration. It gives them the opportunity to meet with contractors and of course if Directors or residents wish to discuss issues during day light hours this also assists greatly.
Should maintenance issues require resolving MCS hold a database of over 2000 contractors. After Director Consultation, instructions are issued for any minor works.
Where large scale major works are required MCS and its Property Managers are in place to obtain necessary estimates and quotations, and to provide specification. No instructions are given without the full approval of Directors.Our Property Managers are fully competent in attending to all management issues, and their assistant is on hand to provide support should the Property Manager be out of the office, so a Director will always be able to speak with someone that fully knows the development. Over time a good working relationship develops between the Property Managers and their Directors.
